Flashing is the metal or membrane that helps seal transitions on the roof. When it fails, water often finds its way inside even if the rest of the roof looks fine.

Chimneys and walls

Step and counter-flashing where roofs meet walls or chimneys can crack, pull loose or get buried under sealant.

Pipes and vents

Rubber pipe boots dry out and crack in AV sun, creating small openings around plumbing vents.

Skylights

Older skylight curbs and flashing kits may not match today's standards. Cracked lenses can let water in as well.

We pay close attention to these areas on inspections because they cause a high percentage of leaks.
